HVAC Maintenance Technician is one of the most stable and accessible paths in the building services sector. If you prefer the predictability of a maintenance schedule over the chaos of project installation, and want to build relationships with long-term clients rather than moving from project to project, this career delivers both. The AMC model creates a natural path to self-employment with stable recurring revenue.”
A Day in the Life
You maintain and service HVAC systems across a portfolio of commercial buildings under annual maintenance contracts — performing scheduled preventive maintenance, responding to breakdowns, and ensuring climate systems run reliably all year.
- Execute monthly and quarterly preventive maintenance on split AC, VRF, and chiller systems
- Clean filters, coils, drain pans, condensers, and air handling units
- Check refrigerant pressures, electrical parameters, and system performance metrics
- Diagnose and repair faults — compressor issues, refrigerant leaks, electrical failures
- Log all maintenance activities in AMC service records
- Replace consumables — filters, belts, capacitors, and minor components
- Respond to emergency breakdown calls from building managers
- Prepare monthly maintenance reports for clients
Work Environment
Multiple commercial building sites — office towers, hotels, hospitals, retail centres, and factories. In Sri Lanka, HVAC maintenance technicians typically cover Colombo and Western Province portfolios. Major facility management companies (ISS, Sodexo, JLL Sri Lanka) employ HVAC maintenance technicians as part of integrated facility management teams.
Typical hours: 48h/week · WLB score 6/10 · OCCASIONAL overtime
More structured hours than installation work. Emergency on-call for critical systems (hospitals, data centres) creates some after-hours work. AMC schedule provides predictability.
