About This Role
Analyzes real estate market trends to advise on property investment and development.
A Day in the Life
Analyze real estate investment opportunities in Sri Lanka, evaluating commercial, residential, and hospitality properties for acquisition, development, or fund investment. Work with property developers, REITs, and investment funds.
- Conduct financial modeling for property acquisitions (DCF, IRR, NPV analysis)
- Research SL real estate market trends (Colombo commercial, residential, hotel)
- Evaluate land titles, zoning regulations, and UDA/local authority approvals
- Perform due diligence on target properties (physical, legal, financial)
- Prepare investment committee presentations and underwriting memoranda
- Monitor portfolio performance of real estate assets
- Track REITs listed on CSE and comparable transaction data
Work Environment
Combination of office-based financial analysis and site visits to properties. Works closely with lawyers, surveyors, and property developers. Project-driven with tight deal timelines.
Typical hours: 47h/week · WLB score 3/10 · OCCASIONAL overtime
Deal-driven role with compressed timelines during acquisitions. Relatively balanced during portfolio monitoring periods.
